My apartment in Florida was $720/mo when I first moved there in 2015, now that same apartment goes for $1650/mo! My apartment in Phoenix in 2020 was $1200/mo, now only 2-3 years later, it's $1800/mo! Yet corporations are paying the same or even lower wages as they have for the past several decades! I've given up and moved back in with my parents. I'm not going to play this stupid game anymore and am looking into moving to another country now.

You gave the long answer. The short answer is: Greed. Landlords know renters options are running thin, and are taking full advantage of it.
America used to be the land of opportunity, the land of the free,and the home of the brave. However, it's been in a serious decline, in recent years. That being said, overly high rent is an international problem. A dwelling should be looked at as just that, a dwelling. Not so much as a banker's capital investment.
Here on Miami a small studio in 2015 used to cost 600 USD. And now in 2023 the same shoe box cost 1,600 USD per month. Lots of people expend 85 % of their income just in rent. We have to get together with other family members just to survive. It’s freaking insane.
I live in Alabama and it cost almost $1200 per month for a one bedroom apartment. Not including the $1200 security deposit. $2400 just to move in and that doesn't include utilities. That's ridiculous. Especially in Alabama.
The middle class is dead. Good luck to any college graduate with college debt, high rent, high food cost, high transportation costs.
Now I have to spend over 50% of my income on rent for a mold ridden shack...WTF!?
40 years later and nothing trickled down to us.
