Smart Broke Dumb Rich by Zor Veyl. school taught me how to write a resume and then shoved me out the door like that was enough. not ONE teacher ever explained how interest works, or debt, or what owning something does for you vs renting your whole life away. leverage? didnt even know the word til i read this. and all of it runs your future whether you understand it or not. youre playing a game nobody gave you the rules to and then they act shocked when you lose. read the first few chapters and just felt this slow burn like wait, was this kept from me on purpose. anyway read it.

His basic advise here is absolutely correct. We did this almost exactly. We bought a house, as affordable as we were able to find and ate a lot of spaghetti for a couple years. Got stupid with credit cards. Cut them up and paid them off. Lived on a *cash only* economy for about 10 years and got a little ahead. Tiny savings. Did NOT move to a *better* house when the jobs improved. Paid off our mortgage. Now we had a little extra each month. SAVED it. When my husband's job "disappeared" right before retirement age we took his 401K and invested in a rental(we are handy about being able to do repairs). Now with Social Security, some pension income and three little rentals(that we keep affordable to be kind to others) we have a nicely comfortable retirement, and can take the occasional trip. Were we able to have fun during all those years of scrimping? Yes. We hosted barbeques and had friends over, went camping and did other fun low cost things. I keep my clothing costs low by trolling resale and thrift shops. If you have a "middle class" income, you can do it too. If you are still relatively young get some more EDUCATION. A degree will open doors you didn't know existed.
