I couldn't agree more, staying in the market is the most important factor, scared money doesn't make money, and I agree about the perfect storm you're talking about in the real estate market. Buying a stock is easy, but buying the right stock without a time-tested strategy is incredibly hard. Hence what are the best stocks to buy now or put on a watchlist? I’ve been trying to grow my portfolio of $260K for sometime now, my major challenge is not knowing the best entry and exit strategies... I would greatly appreciate any suggestions.
Borrowing $1,000,000 in Australia for a mortgage is the norm these days.
Per your post earlier about Munger's quote, “The safe assumption for an investor is that over the next hundred years the (fiat) currency is going to zero.” Taking out fixed rate debt in fiat to buy real assets is a time tested way to try and benefit from that.

It’s difficult to keep “saving” for an emergency fund when inflation is going up, as you said we are forced to invest
The cost of living is making people go into different businesses anyways, but my problem is that the rate at which money gets finished on little purchases is so surprising
you'll make a lot more money long term with this strategy imo. the strategy you mentioned about the "cash buyer" pulling a bait & switch is crazy. what should have thrown red flags is a 30 day close of escrow on a cash purchase.
If only Graham had a real estate license in Las Vegas, you guys could've made a video together showing that entire process
