On salary negotiations I was told by my first mentor that be honest, not greedy but also never sell yourself short! You go to know your trade and fair value of it!
Love the car part. I know someone that’s 25 with a 700 dollar car payment. Brand new 2024 car brand new house and it a nurse and plumber. And then talks about how hard life is right now. We need to slow down and invest first get your 100k invested base then maybe look at adding a car or a house

Recent sale around here a home was last sold in 2014 where taxes were set and referenced for new unsophisticated buyers and recent 2024 sale was nearly double the prior sales price. The buyer of that property will get a bad surprise soon. -In states/cities with capped homestead rules (like you are in MI) rental properties are not capped and thus property taxes zoom up rapidly. -If you've seen the Laffer book Taxes Have Consequences, the author describes how the 1920s caused local governments to expand and then increase property taxes excessively at the start of the 1930s because they needed more cash to operate their expanded staff/services. Higher taxes led to homeowners and farmers suffering and less taxes coming in. The 2010s/2020s have lead to a similar bubble and local government expansion continued for what may be a big hangover ...
