hi my friend. we own rental homes with $200k mortgage. Considering selling to invest in stocks/bonds for $70k annual income. Is it a good move?
In Canada, we were only allowed to raise the rent 2.5% in 2024, which doesn't even cover the insurance and tax increases. I had enough. It's time to sell and retire.
Property Taxes and Insurance Rates are increasing rapidly. Landlords have to pass the expenses. Appliances and repair costs also have increased. Starts from the top
Not paying your rent , isnt the only thing that gets you evicted . Unfortunately , people today have an overblown sense of entitlement . A lot of tennants think the world is their toilet . They get evicted for behavior problems , or criminal activity . That by itself is becoming a big issue lately . Best , and easiest way , for a landlord to get rid of a problem tennant , is to simply give them notice that their lease will NOT be renewed . If they are still on the property when the lease runs out , LE wil make them leave .

Am i evil to want to comment, before Jaspreet finishes? Rent caps don't bring rent down, all rents will go immediately to the cap and no new apartments/rental homes will be built. Look at New York city and see how horrible things have gotten there with rent caps.
The problem with rent caps is the government does other things to exacerbate the market. Environmental policies that drive up costs, making landlords have to show cause to not continue renting to certain people, eviction moratoriums etc

If they're going to pass rent caps then pass caps on property taxes!hvac repair prices! Plumber costs! Material prices, etc
It's greed, no one can afford this stuff out here. It used to be $50 a years. Now your rent can go up $300 and $500 dollar. Now they going up on property taxes. Greed
