Anytime you have to do creative financing to get into a house it's time to run the other way but many don't
I am a lender and personally think the 2/1 buy down is the dumbest loan program .. the lender just charges the missed interest upfront and get the sellers to pay for it. Would rather have a perm rate buy down and the sellers pay for buyers closing costs so more money in savings or lower purchase price. If you can’t afford the payment at the base interest rate it’s not your time to buy.
Remember folks. There are no buyer's agents. Your agent is highly incentivized to have you buy the most expensive house possible.

When I was a mortgage broker before the 2008 crash, we used to explain the same thing, including variable rates, arms, balloons, etc. Every single time it was "but you can refinance in a few years to a low fixed rate". I left the industry in 06. I didn't like misleading people and giving them false hope. Now the same thing is happening again. Wow!!
