High interest rates were when the local banks gave 10% on savings, I’m old enough to remember those days.

People had equity in 2008, that is, until they didn't. I tried to convince many that they needed to sell their homes while they still had equity. In 2006, buyers offered my sister $2 million for her home. She had no job and no other assets. I told her to sell because unemployment was on the rise and home values would fall. Near the end of 2007, she sold for $1.1 million, the outstanding mortgage. She walked away with nothing. When unemployment rises, home buyers disappear. The equity owners had disappears. Home owners are strapped with much larger home owners insurance, much higher taxes, and HOA fees. Condos are already starting to crash. Single family homes will follow.
Retired at 48, earning 25K biweekly... but honestly, the money isn't even the highlight. What means the most is having a family that stood by me when life was tough. I'm living the life I once prayed for. If you're still fighting your battles, don't lose hope - your season is coming 🎉

There’s more than 600K plus of supply over demand right now. Prices may not have dropped enough in many areas but it’s not due to a lack of supply as Ken says.
If builders keep building crapy houses that fall apart in a few years,,,i think even if prices go down people are going to keep away from new builds.
